About Alter Domus (MM2H) Sdn. Bhd.
Alter Domus (MM2H) Sdn. Bhd. was established approximately twenty years ago to assist foreigners applying for the Malaysia My Second Home visa. About Malaysia My Second Home Visa (MM2H)
Malaysia My Second Home visa, or MM2H visa, is a long-term visa that allows foreigners to reside in Malaysia. This new version is now open to application, and personally, I would call it the Malaysia My Only Home visa as the benefits are meant for long term residents.
No taxes on remittance to Malaysia.
If the main applicant passes away, the next-of-kin gets the visa automatically.
Your visa is renewed EVERY 5 years. You just need to show passports, medical checkup (to check for infectious disease) and medical insurance (if required).
Spouses, children, stepchildren, disabled children, parents, and in-laws are allowed as dependents.
If you like to read the official version, please click on this government website : https://www.motac.gov.my/en/services/license-application/travel-agency/category/144-mm2h and then download the PDF file Terms and regulations for new participants under the Malaysia My Second Home (MM2H); read pages 12 and 13.
The new MM2H requirements include
Property purchase in Malaysia.
At least a USD150,000 deposit in a bank in Malaysia.
Minimum stay of 90 days per year in Malaysia (cumulative from all participants) for those less than 50 years old. If the main application is older than 50, then the entire family does not need to abide by the 90-day rule.
Depending on where you plan to stay, you need to prepare at least USD250,000 for both the fixed deposit and property purchase.
We submitted our first application under the new MM2H sometime around mid of September 2024. It is now open for submission.
Why property purchase is required?
If you are financially strong and would like to live in Malaysia for as long as you live, then buying a property makes a lot of sense. Paying rental for decades is not financially sound. RM5,000 per month for 10 years will be RM600,000 and you have nothing to show.
In exchange for requirement grandfathering and transfer of principal if the main applicant passes away, MM2H would like participants to purchase a property.
Malaysia is the only country in South East Asia where
The legal documents are in English
You own the property outright, be it condominium or landed properties.
You can transfer the ownership to other others via a will. Execution of will is transparent and quick.

Quotes from newspapers stating that changes to the requirements will be rare:
"The Special Committee has clarified that the newly implemented MM2H framework and regulations will not be modified after changes to the political landscape or Cabinet reshuffles," he said.
Alter Domus can assist you in applying for the new MM2H now:
A total of 34 out of 249 applications have been approved for the Malaysia My Second Home (MM2H) programme as of Oct 14.
